Lot Purchase Price
Lots at Indian Acres are priced based on type, size, and location within the 802-acre property. Current pricing ranges:
- Standard land lots: from $10,500
- Premium wooded lots: $15,000–$25,000
- Waterfront / lakefront lots: $30,000–$44,500+
- Double lots: available at premium pricing
Lot prices are set by the individual seller (lots are deeded real estate, sold privately). Chris works with available inventory and can show you what's currently on the market during a personal tour.
Annual Dues: $1,656/Year
Annual dues are $1,656 per year, billed once annually in the spring. This flat fee covers everything: electric hookup at your lot, access to all 3 pools, all 5 lakes, golf, tennis, pickleball, basketball, volleyball, the rec center, restaurant, clubhouse, live music events, road maintenance, and 24/7 security.
Optional Add-Ons
- Water hookup: $150/year (unlimited use, optional)
- Lot improvements (decks, sheds, additions): require POA approval, costs vary
- Camp store purchases: priced individually

Here's what ownership looks like for a standard $15,000 lot over 10 years, including annual dues and optional water hookup:

Financing Options
Financing may be available for qualified buyers. Ask Chris during your tour for current options. Most buyers pay cash or use personal savings — the lower price point compared to traditional real estate makes this feasible for many families.
What You Don't Pay
There are no per-night fees, no reservation fees, no pool access fees, no golf fees, no equipment rental fees, and no event admission fees. Everything is included in the annual dues. This is one of the most common surprises for first-time visitors — the amenities are genuinely all-inclusive.
